Your home is worth more NOW than it will be over the next 6 years.

That’s right! YEARS. But,I know, 6 years might be a stretch. However, after the 2007/08 housing crash, it took 6 years for the property values to recover.

Peak : Q1 in 2007 average home price was $257,400

Lowest: Q1 in 2009 avg home price was $208,400 (19% decrease)

Recoup: Q1 in 2013 home price reached $258,400. (6 years)

Why am I telling you this? Knowledge is power, especially when it comes to one our your most valuable investments. Although the market hasn’t dipped terribly the last couple months, with talks of being in a recession, the overall future trend does not look great.

Real Estate is like the stock market. You buy investments so they will grow in value over the years. And as we know the market is cyclical. There are ups and downs. You try to buy your investments at a low price or discount. Hold them long enough to grow and sell them when they are at a peak.

 

If I were to tell you property values are at the peak, would you sell now before the market drops and you lose equity in your home?

 

If you’ve waiting for that sign to sell your shore home. HERE IT IS! “But Matt, if I sell now, there is no inventory and I’ll be without an OC home.” True! You’ll also be without the costs, maintenance, utilities, taxes and worry of owning a home in OC, while also counting the cash you just made for selling at the peak. But you leave finding your next shore home to me. I enjoy the challenge to find off market properties willing to sell before they even hit the market. But in the off chance if we don’t find you a home, luckily Berger rents 3,000 properties each year. Rent one of those while we continue to search for your next home. Afterall, you probably only spend 3-4 weeks during the season here anyway! And when the prices are at a discount, I have zero doubt we’ll find your next home to hold until the next cyclical market peak.

 

Lastly, I predict house prices will drop within the next year. You’ll start to see things shift in about 6-8 months so keep an eye out.
